LRO Hospitality, a joint venture between LR and PGGM, announced the completion of the acquisition of the 240-room Courtyard by Marriott hotel in Edinburgh from a fund managed by CVC Marathon, thereby expanding its hotel portfolio in Europe and strengthening its presence in British cities.

The deal was announced on October 5 after closing on September 30, with JLL advising, while Iconic Hotels & Resorts will take over management of the hotel following a change in property management coinciding with the transfer of ownership to the buyer.

The acquisition comes as part of a wave of hotel deals in Europe, as investors target hospitality assets in major cities that attract a steady number of visitors year-round. These cities offer more stable revenue than seasonal destinations where demand fluctuates between seasons.

Edinburgh represents a stable tourism market thanks to its historical location and annual festivals, making its hotels a target for investment funds seeking long-term returns at a time when European cities compete to attract hotel capital. The hotel sector in Europe is expected to continue attracting institutional capital as occupancy rates improve.
