Africa's hotel development pipeline has reached a record high of 675 hotels and nearly 124,000 rooms, an increase of about 19%, with Egypt and Morocco accounting for more than 45% of it.

The 2026 W Hospitality Group Hotel Chain Development Survey showed that Africa's project pipeline reached 675 hotels and nearly 124,000 rooms, the highest level ever recorded, according to the platform CIJ.WORLD. The number of planned rooms rose by about 19% year-on-year, reflecting the accelerating pace of hotel investment on the continent.

North Africa recorded a growth of about 27%, compared to around 11% in Sub-Saharan Africa, a discrepancy highlighting that the greatest momentum is concentrated in the northern countries of the continent. This variance is due to the proximity of North African markets to Europe and the Middle East, as well as the presence of major existing or under-construction tourism projects.

Egypt alone accounts for nearly 46,000 rooms, while Morocco's share exceeds 10,600 rooms, bringing the total number of rooms in these two countries to over 45% of the total branded rooms on the continent. Furthermore, about 79% of the rooms are concentrated in just ten countries, meaning that hotel investment remains confined to a limited number of markets.

This concentration indicates that hotel projects in Africa follow specific markets with established tourism infrastructure, air connectivity, and stable demand, rather than being evenly distributed across the continent. This pattern places Egypt and its regional competitors at the heart of the equation, as both the volume of new supply and the speed of its delivery will have a direct impact on occupancy rates and prices in the coming years.
