Al Othaim Real Estate Development Launches New Arm with Investments Exceeding SAR 16 Billion

Abdullah Al Othaim Investment Company announced the launch of "Al Othaim Real Estate Development" as a specialized real estate development arm, with investments exceeding SAR 16 billion. The company stated that the step supports a plan to execute around 10 real estate projects within two years in the Saudi market.

The announcement indicates that the group will rely on the new arm to manage its development projects, rather than merely investing in existing assets. The announced plan sets a timeframe not exceeding two years to execute ten projects, representing an average of nearly one project every two months. Comparing the investment size with the number of projects, the estimated average for each project stands at around SAR 1.6 billion, a level indicating relatively large-scale projects.

The announcement reveals initial features of the portfolio, identifying the first project as "The O Residence" in the city of Dammam. It noted that expansion will cover a number of Saudi cities, integrating residential, hotel, commercial, entertainment, and office components depending on the nature and location of each project, with the program targeting a total of nearly 8,000 units. Conversely, the announcement did not specify the locations of subsequent projects or their distribution across Kingdom cities, and left financing details open, merely noting that total investment exceeds SAR 16 billion without specifying funding sources or injection schedules.

The launch of a development arm reflects a shift in the group's business model from managing existing operations to executing new projects completed over several years. Investors and contracting firms monitor plans of this type as they outline expected construction volume in the market, as well as demand for land and real estate financing services in the coming years.
