BlackRock and YTL Buy Singapore Hotel for S$330 Million

BlackRock and YTL acquired the Capri by Fraser China Square hotel in Singapore from Frasers Property for around S$330 million, equivalent to US$257.9 million, according to a report by Mingtiandi.

The hotel comprises 304 rooms, bringing the price per key to nearly S$1.1 million, a valuation level reflecting high hotel asset prices in major Asian markets and the scarcity of properties overlooking central business districts.

The two companies intend to rebrand the hotel as Hotel Stripes Singapore Chinatown, part of Marriott's Autograph Collection, with management changing effective October 1. This marks a shift in operations to a global brand targeting longer-stay visitors. Rebranding is expected to boost average daily rates and attract a different demographic of guests.

The deal represents the second collaboration between the two partners in Singapore in less than 18 months, pointing to a cumulative strategy to build a hotel portfolio in the city and lower operational costs through scale at a time when major investment funds are pivoting toward income-generating hospitality assets. Furthermore, acquiring an existing asset and repositioning it under a global brand yields faster returns than developing a new hotel, explaining the partners' repeated transactions in the same market.
