Dubai Delivers 12,382 Homes in Q3, Up 31%

Dubai delivered 12,382 off-plan homes in the third quarter of 2026, a 31 percent increase compared to the third quarter of 2025, according to Dubai Land Department data cited in a report by Allsopp & Allsopp.

The report stated that thousands of homes purchased by investors prior to construction are now ready for handover and occupancy, or for rental and resale, adding that handover data reveals the actual volume of new supply more accurately than sales data.

The report noted that the wave of handovers provides tenants with broader options, particularly in modern apartment-based communities, while existing villa communities with limited supply remain more competitive. The new units also add inventory to the resale market when some off-plan buyers decide to sell upon handover.

It advised buyers to check projects being delivered in the same area, complete final payments, register the title deed, and inspect the property for defects prior to taking possession, while factoring in furnishing costs, Ejari registration, and service fees when leasing out the unit.

What do these terms mean?

Off-plan sales: Purchasing a property before construction or prior to completion, to be delivered at a later date.

Handover: The moment ownership of the completed unit is transferred to the buyer and the keys are received.

Snagging inspection: A technical inspection of the unit prior to handover to identify any defects or omissions that the developer is obligated to rectify.

Ejari: Dubai's system for registering lease contracts electronically, which is a prerequisite for activating the lease.
