Dubai Land Department Launches Interest-Free Rent Scheme: Partner Bank Pays Landlord in Full, Tenant Pays in Installments

The Dubai Land Department (DLD) has launched the "Rent Now, Pay Later" initiative, allowing tenants to pay rent in regular monthly installments without incurring any interest, while a partner bank commits to paying the full annual rent upfront to the landlord upon signing the tenancy contract.
The department set September 2026 for the official launch of the initiative, according to official sources cited by "Khaleej Times" and "Gulf News", while eligibility criteria and application procedures are still being finalized by the relevant authorities.
The financing mechanism relies on an innovative financial intermediation model, in which the partner bank acts as a guarantor between tenant and landlord; the bank pays the total rental amount in a single lump sum to the landlord at the start of the contract, and then collects it from the tenant in interest-free monthly installments. The initiative aims to disrupt the multiple-cheque model prevalent in Dubai's rental market, which has historically required tenants to provide one or more cheques upon signing the contract.
This initiative comes amid continuous rent increases in Dubai during 2024–2025, amidst rising pressures on low- and middle-income residents. However, its actual impact remains dependent on eligibility details that have yet to be finalized. Analysts believe that the success of the initiative hinges on landlords accepting the terms of partner banks, and on how flexible the eligibility criteria will be for the broader segment of tenants to benefit from it.
