Surging construction material costs, including steel, cement, and finishing materials, are putting mounting pressure on developers' margins, who find themselves faced with the choice of raising prices or scaling back project sizes, thereby weakening the ability to meet accumulated demand among middle-income segments.
This gap is most clearly manifested in areas like New Cairo and the Administrative Capital, where most new projects are concentrated, in contrast to a scarcity of affordable supply in Old Cairo and high-density areas.
Analysts agree that continued price increases coupled with declining purchasing power warn of an expanding social housing gap unless the government intervenes with direct financing solutions and subsidized housing programs covering the most needy groups, as reported.
