Egyptian Inflation Dims Stock Market Gains via Declining Real Returns
Record gains on the Egyptian Stock Exchange in 2026 face a real challenge represented by high urban inflation above 14%, which reduces the value of these returns after adjusting for inflation.

The Egyptian EGX30 index achieved nominal gains of 32.1% since the beginning of 2026, but high urban inflation, which exceeded 14%, significantly reduces these gains when calculated in real value.
This means that an investor who achieved a nominal return of 32% may not adequately cover the loss of purchasing power due to inflation, narrowing the real gain margin for some investors.
This reality exerts additional pressure on allocation decisions among institutional investors, who evaluate real rather than nominal returns when comparing emerging markets with one another.
Analysts believe that controlling inflation will be the most critical factor in determining the Egyptian stock market's attractiveness to long-term investors. They emphasize that sustainable low inflation is what transforms nominal gains into real wealth in the long run.
What do these terms mean?
Nominal Return: The apparent profit rate from an investment without accounting for inflation; a 30% nominal return may mean only 15% in real terms if inflation is 15%.
Real Return: The actual return on investment after deducting the inflation rate, reflecting the extent of the actual increase in the investor's purchasing power.
Purchasing Power: The amount that can be purchased with a specific sum of money; it rises when prices fall and declines when inflation rises, regardless of the nominal value of the sum.
