Egypt Updates Real Estate Valuation Standards to Align with International Benchmarks, Enhancing Transparency and Independence
Egypt has launched updated real estate valuation standards aligned with international benchmarks, aimed at enhancing independence and consistency in property appraisals for mortgage and investment purposes, in a move that reduces the risks of inconsistent pricing.

Egypt has announced the adoption of updated real estate valuation standards aligned with established international frameworks, in an effort to raise transparency and consistency in assessing properties used for real estate financing, investment, and financial reporting purposes.
The new standards focus on enhancing the independence of real estate appraisers and preventing conflicts of interest, as previous methodological discrepancies among valuers sometimes led to conflicting appraisals for the same property depending on the entity requesting the valuation.
The updated standards include clear guidelines on acceptable valuation methods, whether using market, cost, or income approaches, alongside stricter documentation requirements that oblige appraisers to justify their key inputs in an auditable manner.
A broad spectrum of stakeholders stands to benefit from these standards, including mortgage-lending banks, investment funds seeking to build real estate portfolios, and companies listing their properties on financial statements in accordance with international accounting standards.
This move aligns with broader efforts by the Egyptian government to develop the real estate finance system and attract foreign investment to the sector, given that the existence of reliable valuation standards is a fundamental requirement for international institutional investors.
