This decline follows a wave of sharp increases experienced by the market since its recovery after the COVID-19 pandemic, as Dubai attracted waves of foreign investors and new residents who pushed prices to record levels.
Indicators suggest that the market has begun to feel the burden of rising financing costs and an increasing supply of new units launched by developers to meet high demand in recent years, leading to a gradual price correction.
On the other hand, the luxury real estate sector continues to perform differently from the general market, with an increase in the number of transactions exceeding AED 10 million, indicating Dubai's ongoing appeal to wealthy investors despite the correction in lower segments.
Analysts believe that this correction is healthy for the market's long-term trajectory, as it may restore some purchasing power to middle-class buyers who suffered from price hikes during the recent period.
