Dubai recorded real estate transactions worth AED 11.3 billion through 4,077 deals in a single week, according to data from the "Dubai REST" app. Sales accounted for the largest share of these transactions, valued at AED 7.6 billion across 2,871 deals, while mortgages reached AED 3.05 billion through 976 transactions.

Gifts recorded approximately AED 648 million across 230 deals, adding a third component to total transactions alongside sales and mortgages. The distribution of figures across these components reflects the diversity of real estate activity in the emirate during the week, as activity is not limited to direct sale transactions alone, but extends to financing and ownership transfer deals.

Friday alone saw transactions worth AED 2.7 billion through 965 deals, capturing a significant portion of the weekly activity. This performance continues a strong momentum in the Dubai real estate market in recent weeks, driven by sustained demand for residential and commercial units across various areas of the emirate.

Observers believe that the variation in transaction components between sales, mortgages, and gifts indicates a market operating on multiple tracks, as mortgages give buyers the ability to purchase through bank financing. The volume of daily transactions remains the most closely watched indicator of demand strength in the emirate's real estate market, alongside the total transaction value. Investors are following next week's numbers to compare performance and see if the current momentum is sustainable.

What do these terms mean?

"Dubai REST" is an official application displaying real estate transaction data in Dubai. A mortgage is bank financing granted to purchase a property against mortgaging it, registered as part of the transactions. A gift is the transfer of property ownership without financial consideration. Sales are buying and selling transactions where ownership is transferred in exchange for a monetary sum.
