The Central Bank of Egypt has requested banks operating in the market to provide detailed data on their loans granted to real estate developers, including fund utilization mechanisms, repayment schedules, and obligations, in addition to the completion percentage of funded projects and their current operational status.

This move comes as part of the Central Bank's efforts to assess the risks associated with real estate finance portfolios, especially given the significant expansion in lending to the real estate sector in recent years amid the boom experienced by the sector.

The importance of this data stems from the fact that delays in completing funded projects pose a risk to the soundness of bank portfolios, as loan repayments are mostly tied to cash flows generated from unit sales or delivery to buyers.

This decision coincided with growing pressure on some large and small developers to fulfill their commitments within contractually specified delivery dates, raising buyer complaints and triggering regulatory intervention from several government entities.

Analysts believe that this regulatory direction serves long-term market stability, as it incentivizes developers to adhere to completion schedules and mitigates accumulated lending risks in the Egyptian banking system.
