Analysts observe the Dubai real estate market entering a new selective phase characterized by sharp divergence in the performance of different areas and property categories. High-quality projects in prime locations outperform their counterparts in newer areas, marking a structural shift in purchasing decision criteria.

Dubai's real estate market is recording a remarkable shift in the nature of its cycles, transitioning from a broad-based rally phase that lifted prices across most areas and categories to a selective phase where performance varies sharply from one area to another. Analysts attribute this shift to growing buyer awareness and intensifying competition for units that combine both quality and location factors.
Regarding disparities, established areas such as Downtown Dubai, Dubai Marina, and Deira are retaining part of their price gains, while new-generation projects in less mature areas suffer from greater corrective pressures. Analysts point out that this pattern was previously witnessed in past cycles before demand expanded again to encompass more areas.
In the context of this shift, performance indicator data reveals that units benefiting from waterfront views or proximity to established amenities and services outperform similar units in less developed areas by 8 to 15 percentage points in value retention rates.
This selectiveness is also reflected in a tangible change among developers, who are now focusing their marketing efforts on highlighting location advantages and finishing quality, whereas novelty alone was sufficient during the previous boom phase. Industry experts view this selectiveness as a sign of health rather than weakness in a mature market.
