fäm Properties Connects DXBinteract to ChatGPT and Claude for Dubai Real Estate Data

fäm Properties has integrated its DXBinteract platform, which it built to provide Dubai real estate data for free, with AI assistants ChatGPT and Claude. Brokers, investors, and buyers can add the platform as a custom connector to either assistant, then sign in and ask questions in plain language about prices, rents, yields, future supply, and developer delivery track records, according to "ME Gulf".

The answers are powered by DXBinteract data, which includes analytics based on Dubai Land Department records. Firas Al Msaddi, Founder and CEO of fäm Properties, stated that real estate listings reflect what the seller asks for, whereas transaction records reflect what the buyer actually paid, adding that the platform was built for the entire market, not just for the company.

Questions that can be asked include identifying communities with the highest rental yields and strongest price growth, and checking whether an apartment is overpriced via an indicative value and a low-to-high range based on average price per square foot and transactions of similar units. The platform notes that this value is for reference and is not an official valuation.

Users can also check a developer's commitment to delivery schedules, the number of projects delivered on time, delayed, or overdue, compare up to six communities, and track sales progress of off-plan projects, construction progress, upcoming deliveries, and future supply, in addition to calculating gross rental yield, payback period, and mortgage affordability. Fateh Al Msaddi, Founder of DXBinteract and COO at fäm, said that an investor should be able, with a single question, to understand the cost of a property, compare it to the market, and comprehend its returns and risks.
