New El Marg Road... Expropriation Affects Homes and Compensation Exceeds EGP 6.6 Billion

Prime Ministerial Decree No. 2449 of 2026 was issued to expropriate real estate located along the route of the New El Marg Road, including homes in the areas of El Marg, Al-Qalag, Gabal El Asfar, and Abu Zaabal, according to Zawya.

The affected areas extend between the governorates of Cairo and Qalyubia. The initial compensation impact in Cairo was estimated at around EGP 620 million, while in Qalyubia it reached about EGP 6 billion, bringing the combined estimates to approximately EGP 6.62 billion.

Homeowners along the route face the prospect of demolition, while the final compensation amount they will receive and the disbursement mechanism remain unclear, pending the determination of valuation and payment procedures by the competent authorities.

This decision leaves thousands of affected families facing questions about the fate of their homes, while it matters to observers of the real estate sector in Egypt, as expropriation alters the amount of available land and affects price movements in areas along the route.

What do these terms mean?

Expropriation: A legal procedure by which the state reclaims real estate in exchange for fair compensation, in order to establish public projects such as roads.

Initial Compensation: A preliminary estimate of the value of the affected real estate presented to owners before completing the final valuation and payment procedures.

Road Route: The geographically defined corridor through which the new road passes, including the land required for construction and expansion.
