Dubai property sales fell 25.3% during the first 10 months of 2026 to AED 413.64 billion, after the number of deals reached 134,920, down 23.9% from the same period last year, according to data reported by Argaam.

October alone recorded sales worth AED 35.01 billion across 11,980 deals, down 40.1% in value and 39.3% in the number of deals year on year, indicating a sharp slowdown in the market pace compared with peak months.

Total real estate transactions in Dubai reached AED 626.1 billion across 176,900 transactions during the ten months, a figure that includes sales and other types of transactions registered in the emirate.

The figures come as investors monitor the impact of increased supply and higher interest rates on demand, with sales volume and deal count giving a clearer picture of market direction than total value alone.

What do these terms mean?

Year-on-year basis: Comparing a current period figure with the same period last year to measure growth or decline away from seasonal effects.

Real estate deal: A sale or purchase of a property registered with the Land Department, counted separately from its total value.

Real estate transactions: The total property disposals registered in the emirate, including sales and other types of transactions, and therefore exceeding the sales figure alone.
