Egypt opens dollar land allocation with priority booking from $100,000

Egypt's Housing Ministry announced a new land allocation mechanism based on booking priority, applied from the November 2026 offering through the foreign-investment portal of the New Urban Communities Authority.

Under the mechanism, applicants must transfer the land value in dollars from outside the country, with a minimum SWIFT transfer of $100,000.

Applicants must also pay fees of $5,500 and settle the full price within one month, or lose the reservation and the $100,000 amount.

The mechanism links allocation priority to payment speed, as the reservation depends on completing the transfer and payment within the set period, which determines applicants' order in receiving the land.

What do these terms mean?

Booking priority: A system that gives applicants preference in land allocation based on their booking order and how quickly they complete procedures, instead of random allocation or a lottery.

New Urban Communities Authority: The Egyptian body responsible for planning and developing new cities and allocating land there, known by the acronym NUCA.

SWIFT: An international network for transferring money between banks, used to transfer the land value from outside the country to the designated account in Egypt.
