Foreigners Inject $2.8 Billion into Egyptian Real Estate, Up 47.4%

Net foreign investment in Egyptian real estate rose to $2.8 billion in the fiscal year 2025/2026, compared to $1.9 billion in the previous fiscal year, an increase of about $900 million and a growth rate of 47.4%, according to the Balance of Payments report issued by the Central Bank of Egypt.

This rise comes at a time when the government aims to regulate non-Egyptian real estate ownership, as the Ministry of Justice finalized last May the drafting of a bill to regulate foreign ownership of built real estate and vacant land.

The report showed that proceeds from the sale of companies and productive assets to non-residents recorded a net inflow of $433.2 million during the fiscal year ending in June 2026, compared to about $399.8 million in the previous year. Loans provided by parent companies for investment purposes recorded a net repayment of $480.4 million, compared to $381.6 million.

The government is currently working on establishing a legislative framework to regulate real estate development activity through a draft law to create the Egyptian Federation of Real Estate Developers, which includes rules for classifying companies, regulating unit sales, and protecting clients' funds.
