Dubai-based developer H&H has unveiled "Water Gardens", a four-building mixed-use development in Dubai International Financial Centre, scheduled for completion in 2028.
Designed by Pritzker Prize-winning British architect David Chipperfield, the complex features luxury residences, five-star hotels, Grade A offices, retail shops, and restaurants surrounding a central park and water fountains. Construction has already begun, and the project is one of the final components of the original master plan for the "Gate District" in the financial centre.
Water Gardens will feature 21,965 square meters of Grade A office space, including three floors of small offices as well as larger layouts. JLL has been appointed as the exclusive leasing partner for these spaces, which target LEED Platinum certification. The project is located approximately 300 meters from the Financial Centre Metro Station, with a direct connection to Gate Avenue.
The central park and fountain were designed by Bureau Bas Smets, while Spanish architect Patricia Urquiola, Tihany Design, and Tristan Auer are contributing to the interior design. H&H CEO Shahab Lutfi stated that the project seeks to combine work, leisure, dining, wellness, and residential living in an integrated, walkable environment.
