W Capital: Blue Line Metro Stations Could Increase Dubai Real Estate Prices by 25%
W Capital expects real estate prices near Dubai Metro Blue Line stations to rise by up to 25%, considering metro and airport projects a primary driver of demand.

W Capital stated that major infrastructure projects in Dubai, led by the Dubai Metro Blue Line and the expansion of Al Maktoum International Airport, are reshaping the real estate demand map in the emirate, as reported by Emirates Today.
The company noted that the value of land and real estate located near Blue Line stations could rise by up to 25%, according to official estimates, while the cost of the Blue Line exceeds AED 20.5 billion.
The cost of expanding Al Maktoum International Airport reaches AED 128 billion, with the first phase of the Fourth Corridor estimated at AED 3.5 billion. Dubai is expected to reap economic benefits exceeding AED 56.5 billion from the Blue Line by 2040.
These projects draw a new investment map tracked by investors and developers in the region, as the attractiveness of areas changes depending on their proximity to major transportation, which impacts future residential and commercial unit prices.
