Government Report: Jumeirah Bay Highest Priced for Luxury Units in Dubai 2025
Jumeirah Bay topped luxury unit prices in Dubai with an average of AED 121,400 per square meter during 2025, while Dubai Marina led in transaction volume with 3,906 transactions.
According to the 'Dubai Real Estate Market 2025' report issued by the Dubai Land Department (DLD), the 'Jumeirah Bay' area recorded the highest average price for luxury units at AED 121,400 per square meter, across 27 transactions worth AED 111 million, as reported by Al Khaleej newspaper.
The 'Jumeirah' area ranked second with an average of AED 78,500 per square meter across 219 transactions valued at AED 6 billion.
Luxury apartment prices recorded a year-on-year increase of 6% to AED 41,800 per square meter, while villa prices surged 22% to AED 31,700 per square meter.
The 'Dubai Marina' area topped the list of areas by transaction volume with 3,906 transactions worth AED 18.2 billion, at an average of AED 46,100 per square meter.
