Dubai South Sells 12,428 Units in 8 Months, Surpassing Entire 2025 Total
Dubai South recorded 12,428 residential transactions worth AED 15.9 billion in 8 months, up 27% compared to all of 2025, driven by small apartments and off-plan sales.

The Dubai South area recorded 12,428 residential real estate transactions in the first eight months of 2026, a 27% increase compared to 9,788 transactions recorded during the entire year of 2025, according to ANAROCK's report on the Dubai South residential market.
Residential sales reached AED 15.9 billion between January and August, equivalent to 81% of the AED 19.6 billion recorded in all of 2025, while the average price per square foot stood at AED 1,656 compared to AED 650 in 2020.
Small apartments dominated demand, with studio apartments accounting for 45% of transactions and one-bedroom units for 31%, bringing their combined share to nearly 76%. Meanwhile, apartments represented 94.5% of total sales volume compared to 31% in 2020, while off-plan sales accounted for 94% of transaction volume compared to 73% in 2020.
ANAROCK expects the annual sales value to reach around AED 23.9 billion if the pace of activity continues through December, as the region prepares for a massive influx in supply. Forecasts point to 38,116 residential units between 2027 and 2029, over 3.5 times the 10,813 units delivered between 2016 and 2026, with a projected peak in 2028 at 16,094 units.
