Dubai's Ultra-Luxury Real Estate Market Expands Beyond Palm Jumeirah
Palm Jumeirah recorded 63 ultra-luxury transactions valued at over AED 4 billion, while luxury property prices declined by 5% between the second and third quarters.

Dubai recorded 335 transactions for residences worth $10 million or more during the first eight months of 2026, according to an analysis of Land Department data conducted by fam Properties. The transactions included 206 luxury villas valued at AED 11.7 billion and 129 luxury apartments valued at AED 8.67 billion.
Palm Jumeirah retained its top position in the market, recording 35 apartment sales transactions worth AED 2.18 billion and 28 villa sales transactions worth AED 1.85 billion, with an average transaction value of AED 62.2 million for apartments and AED 66.2 million for villas. Global Homes stated that the Palm recorded 63 ultra-luxury transactions valued at over AED 4 billion, accounting for about 19% of transactions in this category.
Luxury transactions are now spread across wider areas, as Dubai Hills Estate recorded 51 transactions exceeding $10 million, and Palm Jebel Ali attracted 40 major off-plan transactions, while the Jumeirah Second area witnessed the sale of a penthouse for around AED 422 million. According to Cushman & Wakefield research, Palm Jumeirah accounted for about 21% of transactions in the $10 million and above category, compared to 15% for Dubai Hills Estate and 11% for Palm Jebel Ali.
However, the market has begun showing signs of moderation, with luxury property prices declining by 5% between the second and third quarters—marking the first quarterly drop since 2020—while luxury transaction volumes fell by 29.4% year-on-year. ValuStrat stated that Palm Jumeirah villa values recorded an annual decline of 8.5% through September, while apartment values dropped by 9.8%, with trading volumes on the Palm falling 29% in the third quarter compared to the same period last year.
